Real estate professionals agree that staging a newly constructed home can help the home sell quickly. Most buyers have a difficult time imagining themselves in a vacant home. This is because most people do not have the insight or imagination to see what a home can look like once the furniture is in. They often wonder if their furniture will fit into the space, how much closet room there really is and how the new home will function for them and their family. Staging helps take the guesswork out by showcasing the home's strengths. The following tips will help you stage a house properly so it can be sold quickly.

Start with the Basics

Place just enough furnishings in the home to show how much space the home offers. In the living room, place a couch, two arm chairs, a few tables and some lamps. The bedrooms should contain a bed, a dresser and a nightstand. Choose luxurious bedding and use a variety of pillows on the bed for a welcoming look. In the kitchen, place a bowl of fruit on the counter and some fresh cut flowers. In the dining room, set the table with beautiful plates and shining goblets, and place a gorgeous flower arrangement as the centerpiece. Finally, in the bathrooms, hang up a soft, fluffy towel and place a few accessories on the sink.

Add in Accessories

Hanging a few pieces of artwork will help complete the look of the staging. For a cheap alternative to artwork, purchase some beautiful posters and frame them in inexpensive frames. Fresh cut flowers should fill each room.

Partially Fill the Closets

When you are staging a home, don't forget about the closets. Hang some clothes in each closet. You want the closets partially full. The best way to do this is to space each hanger approximately an inch apart. This will give the illusion of space.

Don't Forget about Scents

New construction often smells of paint. You can cover this scent up by baking a batch of cookies or placing potpourri throughout the house. When choosing scents, choose mild ones, such as vanilla, in case any potential buyer has sensitivities to certain smells.

Staging a home is an inexpensive way to help the home sell quickly. When you are staging the house, don't forget about the front porch. Place a few baskets of bright flowers to help add curb appeal and welcome potential buyers.
