Buying a Home: Why You Need a Real Estate Attorney

When I bought my first home, I basically signed whatever was placed in front of me. The idea of becoming a homeowner overshadowed any concerns that I might have. Besides, the agent seemed to know just what needed to be done. It was only later that I learned there was some confusion about the location of the property lines. Two years and several thousand dollars later, I finally got things straightened out. When I bought my second home, you can bet that I had a real estate attorney by my side. Everything was checked and double-checked before I signed anything If you are thinking about buying a home, take nothing for granted. Let me tell you more about my experience and why you need your own legal counsel. In the long run, you'll save a lot of time and trouble.

Putting Your Single Family Home Up For Sale? Lesser Known Things To Do To Help It Sell

Prior to listing your single family home for sale, there are many steps you may take to help maximize the value and help the home sell faster. Most people commonly paint the walls, de-clutter their home, and remove personal items, such as photos. Old and dated spaces may be remodeled, and staging the home with furniture may even occur. While these are all great ways to help you get your home sold, there are a few other things that are equally as important that you may not know of or think to do. Here are a few of the lesser-known things to do to help your single family home sell.

Deep Clean Your Home

Prior to listing your home for sale, take the time to deep clean your home. This includes having your carpets cleaned, having grout cleaned, having the exterior of your home pressure washed, and cleaning items that you may normally neglect, such as blinds and baseboards. Dirt can make both the interior and exterior of your home look faded or aged. Removing buildup can help to make items look cleaner and brighter and make your home look well cared for.

Let Natural Light In

When you are having a showing, be sure to let as much natural light in as possible. You may have blackout curtains to help keep your home cooler or allow you to sleep better. However, dark window covers and blackout curtains can make your home look darker. This can deter some buyers. Take down anything that dramatically deters natural light from entering your home, and be sure to allow natural light to shine when someone is viewing your home.

Trim Overgrown Plants Back

Most people know that landscaping is important in increasing curb appeal for their home. They take the time to plant new plants and keep their lawns trimmed. However, they often neglect mature landscaping. Be sure to trim back overgrown shrubs, trees, and plants. It can increase your curb appeal and make your plants look healthier.

Keep Your Home at a Comfortable Temperature

Lastly, be sure to keep your home at a comfortable, appropriate temperature based on the weather. If it is a cold winter day, you want potential buyers to be warm and toasty when they step foot into your home. If it is hot out, you want your home to be cool. Potential buyers do not want to stay in a home that is too hot or too cold. Set your preferences aside for a few hours while you are showing your house and keep your buyer's potential comfort in mind.

At any time, there can be hundreds of single family home listings in your area. Taking the time to follow the above steps can help your home to stand out. This can help you to sell your home faster once you are ready to place it up for sale.
